24/7 Rental Repairs

When managing individual residential properties, the managing agent should expect serious repair problems at any given time of any given day. From experience I can say that sewer line backups, furnace failures, running water, leaking roofs, etc., may well happen at 2:00 am on Christmas morning. Given this, as a fact of life, what steps should a residential property manager take to resolve/mitigate these potential health/property damage issues?
